Four ways to unlock your property’s potential

Accessory Dwelling Units (ADUs) are becoming increasingly popular as an option for property owners looking to increase the use and value of their properties. ADUs are essentially small, self-contained living units that are constructed on a property that already has an existing primary residence. Here are 4 ways ADUs can unlock your property’s potential:

Generate additional income

One of the main advantages of ADUs is that they can provide a source of rental income. Property owners can rent out the ADU to tenants, which can help offset the cost of mortgage payments, property taxes, and other expenses

Increase property value

Adding an ADU can increase the value of a property, as it provides additional living space and amenities. This can make the property more attractive to potential buyers, and can help the property owner realize a higher selling price if they choose to sell in the future

Multigenerational living

ADUs can be used to provide additional living space for family members, such as elderly parents or adult children. This can help families stay together while still maintaining a degree of independence and privacy

Flexible living arrangements

ADUs can be used for a variety of purposes, such as a home office, a guest house, or even a space for a live-in caregiver. This flexibility allows property owners to adapt to changing needs over time, without the need for major renovations or additions to the main residence.

Frequently Asked Questions

Two ADUs on a single-family zoned property: one ADU and one JADU. Multifamily properties can accommodate up to two detached ADUs. In San Diego, additional ADUs are possible under the Affordable ADU Bonus Program. San Diego also permits the conversion of non-habitable spaces, such as carports or garages.

Overall, permit fees have been reduced to an average range of $5,000 to $12,000, or approximately $10 per square foot of the ADU's size.

The entire process typically spans 8 to 12 months.

No, newly constructed ADUs are subject to a statewide requirement that they be rented for periods longer than 30 days.

ADUs do not require parking if they are within a half-mile walking distance of public transit or created within an existing space in your house or an accessory structure. Additionally, no replacement parking is necessary for the main residence when a garage or carport is demolished or converted to create an ADU.

Yes, the state will conduct a "blended assessment" to determine your taxes. This means the base value of the existing house remains unchanged, while the ADU's additional value is added to the existing home's value. The property's new assessed value, including the ADU, will then be taxed annually at a rate of 1-2%.
